In today's market, long term leasing can bring many challenges, which are based on specific needs of the individual.  The high demand for annual properties has now positioned landlords for negotiating less. It's just simple supply and demand. Pets are a serious issue.  So for those with large dogs, over 35 lbs or possibly two pets, be ready for a hunt.  If it’s an association policy, that NO Tenants may have pets, then I am sorry, but it is not negotiable.  If you happen to fall into this category, then your options are limited.

Understanding the time and approval period for move in is also a must.  Bo prepared for 15-20 day waiting period, especially during season.  First, Last and One month security is required on most long term leases, as well as application fees.  Credit & Criminal checks will need to be performed and are paid by tenant.

Knowing the difference in who manages the property, who your contact is and how your move in/out should go, is seriously important. Always ask your agent what experience they have in rentals and leasing, because the lack of experience can cost you.
